Why You Need a General Contractor
Since Mesocore homes are permanent structures, a licensed General Contractor (GC) is required to manage the permitting process and site construction.
What Your GC Handles
- Permitting: Submitting applications, coordinating plan reviews, and scheduling inspections.
- Site Work: Foundation construction, grading, drainage, and utility connections.
- Final Assembly: Coordinating delivery, crane services, and final finishing work.
Cost Development
Your GC will quote their price for site work separately from the Mesocore module price. This cost depends on local labor rates, site complexity, and permit fees.
Owner-Builder Option
Some states allow property owners to act as their own contractor if they occupy the dwelling. Check with your local building department for "Owner-Builder" requirements.
