Is a Mesocore house a permanent structure?
Yes. Mesocore units are permanent houses just like traditionally built homes. They're built on a slab designed to increase structural strength once complete, or can be built on concrete piers.

Are these made from used shipping containers?
No. All Mesocore homes start as brand new shipping containers manufactured in our factory for specific residential needs.

Financing

Can Mesocore homes be financed?
Yes. Multiple loan products are available. Mesocore partners with Ocean Capital Lending to offer specialized financing options.

Models & Sizes

What sizes are available?
Mesocore offers multiple models ranging from 405 square feet up to 1,100 square feet.

  • Model E ADU: 410 sq ft (1 bed, 1 bath) - $129K
  • Model A: 800-1,130 sq ft (2-3 bed, 2 bath) - $164K

Can these be used for multi-unit developments?
Yes. The modular design and site development flexibility enable affordable multi-unit projects.

Geographic Availability

Where can Mesocore homes be built?
Anywhere a shipping container can be delivered. Currently serving all of Florida with factory-direct delivery. International shipping available to Caribbean islands, Central America, and remote locations worldwide. Shipping methods include truck, rail, and ocean cargo transport.

Off-Grid Capability

Can Mesocore homes operate off-grid?
Yes. When outfitted with maximum solar and battery capacity, Mesocore homes can function as fully sustainable off-grid dwellings. Note that local jurisdictions may still require grid connection even if the system isn't actively used.

Construction Requirements

Do I need to hire a general contractor?
Yes. Since Mesocore homes are permanent structures, a licensed general contractor is required to manage the permitting process and site construction. Your contractor will quote their price for site work. Some states allow property owners to act as their own contractor if they will occupy the dwelling. Check with your local building department.

Installation Timeline

How long does installation take?
The 410 sq ft Model E ADU can be assembled and ready for occupancy in 10 days once the module arrives on site.

Utilities & Connections

Can the ADU connect to my existing septic system?
In most cases, yes - if your existing septic system is large enough to handle the additional plumbing load. This is confirmed during the feasibility phase.

Is additional parking required?
Some zoning districts require additional off-street parking for ADUs. Your contractor will confirm local requirements during feasibility review.

HOA Properties

Can I build in an HOA community?
HOA approval is required before proceeding. We recommend confirming ADUs are allowed by your HOA bylaws before beginning the design process.
