# Getting Started - Your Pre-Purchase Checklist

## Before You Begin

### Assess Your Needs

**Usage Intentions:**

- Primary residence, ADU rental, guest house, or office?
- Full-time living or occasional use?
- How many occupants?
- Accessibility needs?

**Property Status:**

- Do you own the land?
- What is your property's zoning designation?
- Is your property in an HOA?
- Are utility services available on site?

**Budget Considerations:**

- Module cost: $129K-$164K
- Site work budget allocated?
- Financing pre-qualified or paying cash?
- Timeline flexibility?

### Site Evaluation Checklist

**Property Basics:**

- Property dimensions measured
- Setback requirements researched
- Utility locations identified
- Access for delivery confirmed

**Zoning Verification:**

- Confirm ADU is allowed in your zone
- Understand size restrictions
- Know parking requirements
- HOA approval obtained (if applicable)

**Utilities:**

- Electric service location
- Water/sewer or septic capacity
- Septic system size adequate for additional dwelling
- Gas service if applicable

**Site Conditions:**

- Level or sloped property
- Drainage patterns
- Soil type
- Trees or obstacles requiring removal

**Access Requirements:**

- Delivery truck can access property
- Room for crane operation if needed
- Overhead clearance adequate
- Street/driveway width sufficient

- HOA documents and rules (if applicable)
